RESIDENTIAL SELECTION POLICY

This Resident Selection Policy is applied to everyone applying for a By the Beach Properties, BTBP, LLC Managed Property without regard to race, religion, national origin, familial status, handicap, age, or sex*

ALL INFORMATION IS HELD IN CONFIDENCE

SATISFACTORY LANDLORD REFERENCES REQUIRED - NO EVICTIONS IN THE PAST 36 MONTHS (Some circumstances considered). Applicant must have 36 months of verifiable residential history. Applicants without rental history may be required to utilize a co-signer.
PROOF OF VERIFIABLE INCOME: Minimum 3X monthly rent.
FINANCIAL ASSISTANCE: Social Security, child support, AFDC income, and related assistance. Must have supporting documents if such income is to be included.

SATISFACTORY CRIMINAL BACKGROUND REPORT REQUIRED

APPLICANT COULD BE REJECTED DUE TO, BUT NOT LIMITED TO ANY OF THE FOLLOWING REASONS:

Falsification of any information on the application.
The name, address, and telephone number of the past/present landlord are not supplied.
Applicant does not provide one (1) verified rental reference.
The applicant has a recent negative rental history.
The applicant has a recent negative credit history.
Employment or Income cannot be verified.
The applicant has a history of eviction.

*As permitted under H.U.D. guidelines, where applicable

INSTRUCTIONS FOR APPLICATION

1. Every occupant over the age of 17 must complete an application.

2. Copy of a valid government-issued photo ID.

3. Copy of most recent paycheck stub.

4. Copy of documents verifying non-employment income.

5. Most recent W-2 (optional, expedites faster service)

I hereby agree to apply to lease the above-described premises. As an inducement to the Owner of the property and to the agent accepting this application, I warrant that all statements above set forth are true; however, should any statement made above be a misrepresentation or not a true statement of facts, all of the application fee will be retained to offset the agent’s cost, time, and effort in processing this application. I hereby give this $80.00 as a non-refundable application fee. When so approved and accepted, I agree to sign a lease prior to the move-in date and to pay the security deposit before possession is given. I recognize that as part of your procedure for processing my application, an investigative consumer report may be prepared whereby information is obtained through personal interviews with others with whom I may be acquainted. This inquiry includes information as to my character, general reputation, and personal mode of living. I certify the above information is true and correct, and I am the person completing this application. I hereby authorize an investigation on my credit, criminal, rental history, banking, and employment histories for the purposes of renting a house, apartment, condominium, or townhouse from By the Beach Properties, BTBP, LLC D.B.A By the Beach Annual Rentals.
